As you know we have a great working relationship with our contractor, Schultz Industries. Further, we have established a “hotline” to report problems relating to watering, cutting, snow removal – just about anything regarding the outside appearance of Starbuck. Please use this number instead of calling members of the Grounds Committee. The number is 720-299-5654 and is answered during business hours or you can leave a message.

STARBUCK GROUNDS MAINTENANCE
Association Provided Services

The goal is to have high quality, cost effective service for the residents of Starbuck provided by a landscape contractor, paid by monthly association dues. It is strongly recommended that the homeowners familiarize themselves with sections 8.3, 8.4 and 8.5 of the covenants.

LAWN MAINTENANCE


Front lawns will be mowed weekly.
Common areas and back and side lawns will be mowed less often.
Edging and blowing clippings off driveways and sidewalks will be done after each mowing.
Fertilizing will be performed three times a year. An herbicide for weed control is included at least once a year.
Aeration will be performed once in the spring and once in the fall.

Note:
Irrigation/sprinkling of lawns in Starbuck is controlled centrally. The water does not come from the individual homeowner’s tap.
Sprinkler repairs will be performed by the landscape contractor.
Any homeowner who is proficient at, and enjoys sprinkler repair is welcome to do minor repairs.

Pine trees are sprayed for pine beetle control annually.
Additional services can be arranged on an individual basis with the landscape contractor.

Lawn maintenance does not include the following:
Maintaining flower beds, pruning of shrubs and trees and tree removal
Applying top soil or mulch to the lawns and gardens
Cleaning gutters
Eradication of all dandelions and other noxious weeds

If you need to stain your mailbox post, etc. here is the information you will need to
get the CPV/Starbuck APPROVED color. You should be able to take this to any paint store.


 

If you want to paint your utility posts (cabel, phone, etc.) you must use the approved CPV color,

which is flat outside


 

SNOW REMOVAL

 


Walkways and driveways will be plowed when the snow reaches 4 inches.
Streets only will be plowed when 2 inches of snow accumulates.
Efforts will be made to clear major thoroughfares by 6:00 AM and driveways by 9:00 AM on weekdays and 10:00 AM on weekends.
A path to the front door will be cleared.
In the event of daytime snowfall, removal shall begin no later than 3 hours after a minimum of 4 inches has accumulated.
Any additional snow removal can be arranged on an individual basis with the contractor.

Snow removal does not include the following:
Total removal of all snow from driveways and walkways
Application of ice melting chemicals to walkways and driveways
A guarantee that driveway will be clear before a homeowner leaves his/her house
